 We provide a choice of packages from Tenant Find, Rent Collection, and Fully Managed to ensure you the flexibility and support you’re looking for and we’re only too happy to help you assess your options in finding the right package for yourself. We can also provide Landlord Insurance and Rent and Legal Protection via our referencing partner, Rent4Sure.

Landlord Rental Northampton

Tenant Find

Our basic service in which we find your tenant and provide the tenancy agreement. The rent collection, maintenance, and all other ongoing concerns of the property remain your responsibility.

Our fee is 60% of the monthly rent subject to a minimum of £600 (inc VAT).

  • Marketing the property; in our office, through our network, on popular property websites, and social media channels
  • Arrange and carrying out viewings
  • Prepare and provide the tenancy agreement
  • Carry out the tenancy check in
  • Register with a tenant deposit scheme

A addtional fee for tenant referencing is £100 for a single applicant or £175 for two applicants

Rent Collection

As tenant find but we also collect the monthly rent and pay it to over to you as the landlord, all maintenance for the property remains your responsibility.

Setup fee of £300.00 inclusive of VAT will be charged for this service with 8.5% of the monthly rent being charged ongoing (inc VAT).

  • Collection of the rent from the tenant and transfer to Landlord
  • Monthly statements provided to the landlord
  • Dealing with rental arrears or unpaid rent on the landlord’s behalf

Fully Managed

All-inclusive service whereby any need you as the Landlord or your tenants have, we deal with on your behalf making your rental property a stress free income for you.

Set up fee of £300.00 inclusive of VAT is charged to cover:

  • Marketing the property; in our office, through our network, on popular property websites, and social media channels
  • Arrange and carrying out viewings
  • Prepare and provide the tenancy agreement
  • Carry out the tenancy check in
  • Register with a tenant deposit scheme

Tenant referencing – £100 single applicant or £175 for two applicants

An ongoing fee of 12% inclusive of VAT of the monthly rent will be charged for the management. This includes:

  • Rent reviews
  • Arranging maintenance and repairs
  • Managing tenant queries
  • Quarterly property inspections
  • Collection of rent and payment to landlords
  • Serving all relevant notices

A fee of £75 is charged for tenancy renewals

Available for an extra fee

  • Any other additional property visits requested by the landlord – £75.00 inc VAT
  • Inventory – £100 inc VAT
  • EPC – £45 inc VAT
  • Gas Safety Certificate – £60 to £100 inc VAT
  • Tenancy renewals – £75 inc VAT
